Superior Attention to Detail

Upon entry, visitors are met with striking marble granite floor and a mesmerizing ceiling art installation made up of 1480 individual glass paddles. But it’s the impressive floor to ceiling atrium in the centre of the building that demands attention for the abundance of natural light it provides.

Breaking down the barrier between indoor and outdoor, high performance double glazed windows provide uninterrupted views and seamless transition between spaces within the building.

Green outdoor terraces on each level offer flexible work or rest spaces, whilst vertical planting throughout the central atrium provides clean, oxygenated air. Edible gardens and greenhouses add interest to terrace areas, complete with real beehive setups that produce fresh honey.

The outdoors-in feel is just one element of human-centered design within Market Lane. It also features impressive fully-equipped kitchens with all the premium appliances you’d expect, along with some you might not.

Fitted with Miele’s new Artline ovens from the Generation 7000 range, clever and compact space-saving refrigeration is beautifully executed using CoolDrawer™ by Fisher & Paykel. However it’s the decision to appoint Vintec Beverage Centre and Wine Fridges, ice machines by Skope, and Zip HydroTaps that sees this appliance fit out rival that of a hospitality venue.

Naturally, the kitchen isn’t the only area offering luxury hotel-like amenities for tenant use within Market Lane. From onsite wellness centre, gym and yoga studio, to ‘end of trip’ facilities like change rooms complete with showers, lockers, towels and dry-cleaning service, Market Lane offers a place for work, rest and play like no other. It’s clear every single detail has been considered, down to the decision to use a custom Heritage Brass finish on tapware and bathroom accessories like robe hooks and toilet roll holders by Streamline.

Continuing with building’s theme of customisation is a bespoke touch-free ceiling mounted hydration fountain featured in the site’s wellness centre. Harvey Norman Commercial Victoria was tasked with bringing the architectural vision to life, an exciting product development project says Warren Hadley, Senior Account Manager, Harvey Norman Commercial Victoria:

“Working within our strong supply chain, we partnered with Gentec to create a one of a kind hydration station in Market Lane’s signature custom finish Heritage Brass.”

“We are extremely proud of the end result. It’s a work of art that delivers on brief and is in keeping with the overall ultra-high finishes of the project.”

With no remotes, swipes or key passes for building access - everything is done via smart phone. The technology extends beyond access, though. Hickory Project Manager Joshua Hill further explains: 

“Within the building, we’ve used smart technology that interconnects appliances and systems.” 

“This has so many benefits, for example, our bathrooms are fitted out with Caroma’s Smart Command sanitary ware which enables us to understand, in detail, water usage and usage frequencies, making maintenance and management a breeze.” 

With five floors offering unlimited options for sub-division, floor plan flexibility further plays to the building’s futuristic appeal. This project certainly does address the key concepts of lifestyle, health and wellness, creating a unique proposition for any future development in the commercial market.
